Why is Seal Coating Important?

Asphalt paving is a solution that many homeowners and businesses turn to because it provides durability, lower maintenance costs, and a variety of colors. However, asphalt paving does require surface treatments for prolonging its lifespan.

Sealcoating your asphalt pavement will protect against water penetration which can lead to costly damage such as cracking and pot holes. Sealcoating also helps protect the asphalt from UV rays that can cause cracking in the material over time. It’s important to know that sealcoat should be applied every 3-5 years for most commercial lots depending on how much traffic your property receives.

When is the Perfect Time for Sealcoating?

If you wait until fall, winter, or early spring to sealcoat your property, it may be too cold outside for the sealer to cure properly leaving your asphalt unprotected. We recommend sealcoating every 3-5 years.

How is the Sealcoat Applied?

The most common way to seal coat a parking lot is by using the squeegee or spray application. We use the Neal Seal Rite 550 Skid Unit for applying the sealer so you can rest assured that every inch will get the coverage it needs. It protects against water intrusion, reduces heat buildup, and makes your parking facility look pristine! 

How Long Should You Wait After Sealcoating?

Sealcoat is applied using an asphalt emulsion, which can take up to 48 hours to dry before you can drive on it again. But how do you know when it’s safe? There are several factors that determine drying time: the temperature, humidity, and type of sealcoat used.
